Don’t Make These Seller Mistakes!
Selling a home can be trying, stressful, and just plain difficult at times. Make it easier on yourself (and your agent) and Don’t Make These Seller Mistakes!:
Ignore feedback from agents and buyers. Listing agents ask for feedback to find out if there are negative items that can be changed or to find out negative items in general regarding price or lot, etc. Sometimes repairs or a price reduction are necessary based on the feedback.
Move lock box inside the house so that it is not available to agents. The reason listing agents put a lock box on the porch or door is so that buyer’s agents can access the home for showings. The lock boxes require an ekey and a code for each agent. There is an electronic record each time the box is opened. It is a very secure system.
Leave items in home that you don’t want to sell with home. When buyers come to look at your home they want what they see. If you want to take drapery or an heirloom chandelier with you take them down before you list your home and replace them with something else.
Decline showing appointments. You won’t sell your home if you don’t make it available for buyers to view. The more buyers that view it the higher chance you have to sell it.
Leave valuables out during a showing. I once saw a large denomination bill and change out on a dresser. I can only assume it was fake because who would leave that kind of money lying around?
Not move out when you’re supposed to. The contract specifies when the buyer takes possession of the home. The seller and all of their belongings should be out and the home broom swept clean by that time.
