Sunset Towers is one of the earliest high-rise communities built in Cape Coral. Built in 1968, the twin 8 story buildings have had some upgrades, both inside and out, over the years. Soon the familiar orange will be no more.
The two buildings are located on Cape Coral Parkway, with the South building (4807) closest to Bimini Basin and the North building (4803) closest to the road. They are on a direct Gulf access canal with tie-up dockage available. A pool is in between the two buildings. Community rooms are underneath the buildings so although 8 stories high, there are only 7 floors with units. Covered parking and a waterfront dock are additional amenities. The facts based on 11 years of Cape Coral sales statistics follow:
The highest real estate sales quarter is indeed the 2nd quarter - typically due to homes which went under contract during season. High season, across all types of residential properties, is 28% to 30% of annual sales. The remaining 3 quarters range from 23% to 24% and account for about 71% of annual real estate sales. Many more home sales occur outside of season than in it.
In general, the answer is no. Off-water homes statistically show no seasonal difference in median sale price. Waterfront homes and condos over the years show about a 2% higher sales price during the peak season. The prices are close enough that the correlation to season is not conclusive.
Conclusion
Buyers and sellers are here all year, so your choice of when to buy or sell a home should be made based on your needs and not thinking that there is a magic time of year. The odds are that your perfect buyer would be one of the 71% buying “off -season”. Likewise, some other buyer may find your perfect home. Your probability of selling is much more influenced by being well presented in marketing and having the proper price to get buyers attention. As a home buyer, your best bet is to buy when you are ready and use a great agent and real estate search site to see all the best listings as they come available.
