Highlights from Catch the Vision 2015
The 5th annual meeting to discuss trends, tips, and forecasting for Cape Coral was held recently. The city manager, mayor, and several council members were in attendance, along with many realtors and some residents of the city. We were fortunate to have Cape Christian Fellowship welcome us to their beautiful campus for the event.
Some of the cities recent successes were mentioned: The Wicked Dolphin, 
Culvers on Pine Island, Sam’s Club, and Lee Memorial Outpatient clinic on Surfside.
200 spec homes are going up throughout the city priced from $100k to $2 mil and many are selling prior to completion. Single family home permits are up 63% this year. Due to this increase the trade base is somewhat depleted. Skilled tradesmen are encouraged to come to Cape Coral. Many new home designs showcase modern, contemporary lines and feature energy efficiency, LED lighting, and outdoor living spaces. The market is showing a stable trend upward.
Already broken ground:
Work has begun at a new gated community at the end of Cape Coral Parkway 
West, Sunset Pointe. There will be 58 lots surrounding a lake. The streets will be lined with sidewalks. The homes will start in the high $200’s.
Golf Coast Village has expanded its retirement community along Santa Barbara Blvd. Palm View will have 80 assisted living units plus 40 memory care units.
Highlights of upcoming projects:
Westin Cape Coral Resort Conference Center—at Tarpon Point Marina, south of Pelican Blvd. Building will include a 13,000 square foot ballroom and expected to bring in 15,000+ visitors each year. Completion expected by end of 2017.
Resort at Tranquility Lake—5 Star motor coach park located at the corner of Burnt Store Road and Durden Parkway. 265 lots will surround the 90 acre lake. Villas and clubhouse will be designed with a West Indies style. Breaking ground in spring 2016 with first sales expected by end of year.
Seven Islands—Discussions continue on the development of the seven islands that run parallel to Old Burnt Store Road between just south of Embers Parkway and Tropicana Parkway. Plans include shops, restaurants, low rise condos, parks, etc.
New businesses to be seen in the Cape soon:
Buffalo Wild Wings, Panera Bread (on Cape Coral Pkwy), Paint & Party, Big Blue Brewing (on 47th Ter in old Bingo Hall), Cape Cabaret (music venue in Italian American Club building), Liberty Village (assisted living plus apartments in NE off Pine Island Rd), MobilMax (cellular phone sales center).
Other items to note:
Cape Coral currently has excess water capacity and excess road capacity; once Burnt Store Road is widened to four lanes there will be major road way from Charlotte County over to Fort Myers via Veteran’s Memorial Pkwy; Cape Coral is approaching a population of 200,000.
Possible future scenarios:
A retail center in the location of the German American club and surrounding land on Pine Island Road with a new club built onsite.
A soccer and/or baseball complex built in the North Cape to be used year round.
Selling Cape Coral bottled water from the excess supply from the NW RO plant.
Keep up to date with all changes happening in the city by reading the papers, watching the news, attending council meetings, and attending the developmental planning meetings.
