Did you know…??? 

Anyone who uses the Chiquita Lock to boat in and out of Southwest Cape Coral will have to find another option for a few days. Starting Monday, October 26th at 9:00 am, annual maintenance, including draining the lock area, and cleaning and repairing the gates and ballast tanks, will be done by the city. Coastal Engineering will do a structural inspection, also. The lock will reopen on Friday, October 30th.

Did you know…??? Gulf access city boat ramps at Yacht Club, Horton Park, Rosen Park, or Burnt Store Road can be used as an alternative during this week.

The next time you're looking for a wonderful meal in Cape Coral, stop by Cork Soakers. You may think it is just another bar in the Cape, but it is so much more. 

Ross and I stopped in for lunch recently and were delighted with the atmosphere, staff, and food. There is an outdoor seating area with a bar and an indoor seating area. The menu is a little unusual and not too extensive but there is a variety to choose from. I liked how the risotto that I ordered mentioned what it contained and 'whatever Gary wants to add today'. Prices were reasonable, too.

My dish was a lovely piece of Grouper atop creamy, cheesey risotto with asparagus and corn. 

Ross enjoyed mussels drenched in garlic and a tomato base with chorizo sausage. 

The back of the menu has quite a wine list, but since it was a workday, we'll have to enjoy a glass on our next visit.

Cork Soakers opened in November 2014. It is located at 837 SE 47th Terrace, a couple of blocks from the intersection of Cape Coral Parkway and Coronado Parkway. Live music is available Thursday through Saturday. Closed on Monday.

It continues north crossing over Veterans, abuts Sandoval and connects to Trafalgar Pkwy at a roundabout. Both gulf access canals and freshwater canals are located along Surfside Blvd. Surfside Blvd is proposed to extend to Pine Island Road in the future.

Happy Labor Day Weekend from Sanibel Island

Ross and I enjoyed a nice afternoon at the beach on Sanibel yesterday. The crowds were definitely bigger due to the holiday weekend, but not in our immediate area. Several boats were anchored along the shore when we arrived but soon departed.

Guests and owners were in full force at nearby Sundial, with umbrellas providing some shade on the sand and kayaks and paddle boards on the water.
The public beach, Gulfside Beach, to the north of us had several visitors, as well. The low tide allowed us to view thousands of sand dollars just a few feet below the surface. Crabs in borrowed shells played in the hot tidal pools.

An osprey took a leisurely bird bath in the surf nearby. A couple of dolphins swam by while I was floating in the water. Our day ended with viewing the lightening show off the coast of Fort Myers Beach.

Home Sales Market Report Cape Coral FL June 2015 Summary

Condo Sales

61 condos closed in June 2015 in Cape Coral. This is a 24.5% increase from June 2014.

The lowest sale was $40,000 for a unit in Grand Cayman, just north of Bimini Basin. It was a one bedroom/one bath unfurnished unit with 609 square feet. It has a screened lanai and common laundry room. Monthly condo fees at the complex are $300 per month. It sold for 95.2% of list price and was on the market for 128 days.

The highest sale was $800,000 for a remodeled high rise end unit in Tarpon Landings. The listing was a three bedroom plus den/three and ½ bath unit with 3,048 square feet and water views. It sold for 91.4% of list price and was on the market for 261 days. Tarpon Landings is in the Tarpon Point Marina area of southwest Cape Coral.

The median list price was $142,900, median sale price $140,500, and median days on market was 24.

Single Family Home Sales

543 single family homes closed in June 2015 in Cape Coral. This is a 26% increase from June 2014.

The lowest sale was $64,000 for a foreclosed home on Biscayne Drive in Northeast Cape Coral. It had four bedrooms with three baths and 1,593 square feet. It was built in 1959. It sold for 107.6% of list price. It went pending twice before closing after 50 days on the market.

The highest sale was $1,860,000 for a riverfront direct gulf access home on Coral Drive in the Yacht Club area of southeast Cape Coral. The listing was a five bedroom/three and a two half bath home with 4,511 square feet on a triple lot site with southern exposure. It sold for 94.2% of list price and was on the market for 251 cumulative days.

The median list price was $193,000, median sale price $189,000, and median days on market was 34.

Ryan will be glad to set you up and provide basic instruction. His rental space is located underneath The Boat House Bar & Grill. He is open 7 days a week, depending on the weather. Hourly rates start at $20 per hour but he has specials, too. You can even get a discount if you have a receipt from The Boat House.
