Red, White, and Boom is once again taking place on July 4th in Cape Coral. The event will run from 5 pm to 10:30 pm at the foot of the Cape Coral Parkway Bridge. Patriot Park (5:00-9:15) will be set up for the kids and will include an 18 foot slide, a 300 foot zip line, rock climbing, face painting, and more. Musical guests feature Chase Rice, Mickey Guyton, and a Bon Jovi tribute band, “Keep the Faith”.

The July 4th in Cape Coral event is free but Patriot Park costs $5 for a wristband and a special up-close experience with Chase Rice costs $20 (limited availability).

A Parking and Trolley service has been set up by the city. Cape Coral Parkway Bridge and the eastern end of Cape Coral Parkway (beginning at Del Prado Boulevard) will be closed from 4:30 am on July 4th through 3:00 am on July 5th.

No pets or coolers will be allowed. Plenty of vendors will be set up along the roadside selling food and drinks. Fireworks will begin at 9:30.

If you enjoy watching baseball you should come out and cheer on the local High A team. The Fort Myers Miracle Baseball team is part of the Minnesota Twins organization. They play at Hammond Stadium which is within the Lee County Sports Complex on Six Mile Cypress Parkway. You can find their current schedule and purchase tickets online. They have ongoing promotions, ticket packages, and fireworks on certain nights. Ticket prices start at $6.50.

Cape Coral is a planned development that began in the late 1950’s and is barely 50% complete to this day. The city was planned for 400,000 residents and today has about 165,000 full-time residents plus another 40,000 during the winter months, or what we call ‘Season’.

Cape Coral Fun Facts

Cape Coral is divided into 4 quadrants. The dividing lines are Santa Barbara Boulevard (running north/south) and Hancock Bridge Parkway, along with Embers Parkway (running east/west). You can tell which quadrant you are in by the directional prefix of the address. Northwest Cape, Southwest Cape  

The city encompasses 122 square miles. It is about 12.5 miles long by 9.5 miles wide. It is a peninsula with the Caloosahatchee River running along the east and southern sides. Matlacha Pass runs in between Pine Island and the west side of Cape Coral, on the other side of the mangroves.

There are over 400 miles of canals here. We have more canals than Venice, Italy. Our canals were all manmade and the miles of freshwater canals outnumber the saltwater canals. There are boat ramps for both throughout the city. Fishing, water sports, and boating are enjoyed on all of the canals and lakes. On the west side of the city, gulf access is only available at Matlacha.

The average age in Cape Coral is 41. Although many people relocate to Cape Coral to retire, there is a wide range of ages with many working adults and school-aged children that reside here.

 Home Sales Market Report Cape Coral FL May 2015 Summary

Condo Sales

57 condos closed in May 2015 in Cape Coral. This is a 19.7% decrease from May 2014.

The lowest sale was $39,000 for a unit in Contemporary, near Skyline and Cape Coral Parkway. It was a one bedroom/one bath unfurnished unit with 693 square feet. It has a screened lanai and common pool. Monthly condo fees at the complex are $250 per month. It sold for 87.6% of list price and was on the market for 79 days.

The highest sale was $780,000 for a high rise unit in Tarpon Landings. The listing was a three bedroom/three and ½ bath unit with 2,888 square feet and water views. It sold for 98.9% of list price and was on the market for 324 days. Tarpon Landings is in the Tarpon Point Marina area of southwest Cape Coral.

The median list price was $129,990, median sale price $125,000, and median days on market was 43.

413 single family homes closed in May 2015 in Cape Coral. This is a 10.4% decrease from May 2014.

The lowest sale was $50,000 for a short sale home on NW 21st Street, just north of Coral Oaks Golf Course. It had three bedrooms with two baths and 1,274 square feet. It sold for 45.4% of list price. It went pending after 5 days on the market but it took 272 days from list date to close date.

The highest sale was $2,175,000 for a new construction direct gulf access home in the southwest gated community of Tarpon Estates located at the end of Silver King Boulevard. The listing was a four bedroom/three and a half bath home with 3,885 square feet on a triple lot site with 130 feet of seawall. It sold for 100% of list price and was on the market for 5 days.

The median list price was $190,000, median sale price $184,000, and median days on market was 41.

The quarterly newsletter from city hall, “On The Move”, was recently mailed to all residents and businesses in Cape Coral. The front page highlights the decision of the Florida Supreme Court ruling regarding the Fire Assessment. The Court ruled in favor of the city to collect the assessment. These monies will be used for paving roads, upgrading capital equipment, and reducing property taxes. The monies have been collected and held in escrow for two years pending the decision.

Other highlights include:

Water Testing Scam. Our drinking water is constantly tested and meets state and federal standards.  A company is offering to test resident’s water for free but then try to sell them unnecessary high priced filtration equipment.

Hurricane Season is June 1 through November 30. Have a plan. Make a kit. Be informed. With more rain there will be more water on the roadways, too.

Proper Palm Pruning. Too much pruning, such as a ‘hurricane cut’ can cause damage to a tree. Only remove the truly dead fronds, otherwise you’ll be removing a reservoir of nutrients due to a lack of potassium and/or magnesium in the fill dirt.

Single-family Home Permits on the Rise. 209 permits were issued Jan-Mar of this year and is the highest number since Apr-Jun of 2007.

You’re in Florida. Of course you want to know where the beaches are located. Here are a few that I can personally vouch for and you should consider visiting.

SANIBEL ISLAND-can travel to by car or boat. $3 per hour charge to park at public beaches such as Bowman's Beach, Gulfside Beach, Lighthouse Beach, etc.

      

 

CAYO COSTA-must travel to by boat. State park facilities are located at northern end of island. Cabins and tent sites are available.

      

 

MANASOTA KEY-can travel to by car or boat. Stump Pass Beach State Park is located at southern end of island. Water is crystal clear. 

      

 

YACHT CLUB-can travel to by car or boat. Restaurant, fishing pier, restrooms, playground, pool, marina, etc., are all within park area.

In my opinion, a city cannot have too many pizza restaurants and I am always up for trying a ‘new’ place. Lelulo’s “Pizza Life” did not disappoint. Although the menu lists over 10 specialty pizzas, we opted for a large sausage, mushroom, and onion with traditional sauce. The crust was on the thin side and they included garlic butter for dipping. We loved it and the warmed up leftovers were great, too.

The broad menu includes much more than their signature pizzas baked in a brick oven; you’ll also be able to order wings, salads, subs, and sandwiches, not to mention dessert. They have daily specials, are open for lunch and dinner, and serve beer.

Lelulo’s has been making pizza in Pittsburgh for years and just opened the Cape Coral location in 2014. The restaurant is located smack dab in the middle of southwest Cape Coral at 3123 Chiquita Boulevard. It is between the Dollar General Store and 7-Eleven at the corner of Chiquita Blvd and Gleason Parkway. They offer eat-in, pick-up, or delivery service.

The current Cape Coral Eats June 2015 edition that was just mailed to residents has an ad and coupons for Lelulo’s on the inside front cover.

The next time you’re hungry for a pizza, give Lelulo’s a try.

Poinciana and Norfolk Island Pine

A couple of trees that really stand out in Cape Coral, in addition to all the palm trees, are the Poinciana and the Norfolk Island Pine. Visitors to this area continue to point to these two trees and ask me about them. If you’re one of the curious, read on, and maybe take note of them the next time you’re out and about in Cape Coral.

These trees really stand out because they have a canopy shape with red/orange blossoms and they are most often planted in a wide open space due to their far reaching branches. These trees are fast growing and can reach heights of 40-50 feet. The blossoms are seen spring through mid-summer on trees as young as 4 years. They produce long brown seed pods.

If you look up and see a really tall tree, most likely it is the Norfolk Island Pine. The tallest of these trees stand out because they end up being the only visual up that high and almost look out of place amongst the shorter trees all around. These trees can grow upwards of 50 feet and are relatively thin compared to their height. They tolerate salty conditions so they are frequently seen along the coast.

We do have many palm trees here but don’t forget to enjoy the many other Cape Coral Trees also in residence.
