As you may have noticed, you really can’t get away from the water in Cape Coral. As a matter of fact, it is one of the biggest draws to the area. Besides over 400 miles of canals in Cape Coral, the Caloosahatchee River runs along the south and east side of the city and Matlacha Pass runs along the west side.

Don’t worry if you don’t have a boat yet, Caloosa River Boat Rentals will get you set up for a day of fun. They have a fleet of boats that start out at $99 and can be rented for ½ day, full day, or a week. The office and dock are conveniently located at 1728 Cape Coral Parkway East, near the bridge and Harbor South Condos. It takes about 15 minutes to travel by boat from their dock to the tip of Yacht Club and close to an hour to the Sanibel causeway. Go online or call 239-691-4099 for reservations.

Real Estate Market Report Cape Coral FL April 2015 Summary

Condo Sales

77 condos closed in April 2015 in Cape Coral. This is a 30.5% increase over April 2014.

The lowest sale was $40,500 for a foreclosed unit in Canary Palm. It had two bedrooms with two baths and 900 square feet. Monthly condo fees at the complex are $288 per month. It sold for 98.3% of list price and was on the market for 22 days.

The highest sale was $467,500 for a 2 story unit with a garage in Tarpon Gardens. The listing was a three bedroom/three bath unit with 3,247 square feet, a private elevator and water view. It sold for 96.4% of list price and was on the market for 96 days. Tarpon Gardens is in the Tarpon Point Marina area of southwest Cape Coral.

The median list price was $135,000, median sale price $130,000, and median days on market was 45.

Single Family Home Sales

472 single family homes closed in April 2015 in Cape Coral. This is a 19.2% increase over April 2014. 

The lowest sale was $82,000 for a foreclosed home on SE 27^th Street, just south of Veteran’s Memorial Parkway. It had two bedrooms with two baths and 1,172 square feet. It sold for 100.1% of list price and was on the market for 62 days.

The highest sale was $1,350,000 for a 2 story direct gulf access home in the northwest gated community of West Cape Estates located at the end of Tropicana Parkway. The listing was a five bedroom/four and a half bath home with 5,228 square feet including an elevator on a half-acre site with 304 feet of seawall. It sold for 84.6% of list price and was on the market for 95 days.

The median list price was $189,800, median sale price $185,000, and median days on market was 35.

Things To Do in Cape Coral-Movie in the Park

The featured movie this month is “The Croods”. It is a DreamWorks animated film that was released in 2013. The film is a comedy about a prehistoric family taking a road trip following the destruction of their cave. Some of the voices you’ll hear are Nicholas Cage, Emma Stone, and Ryan Reynolds. The film is rated PG and run time is 1 hour and 38 minutes. It will begin at dusk (about 8:00 pm). Bring your chairs or blankets. Refreshments will be available for purchase but the event is FREE. Movie in the Park is Saturday, May 16, 2015 at Jaycee Park.

Jaycee Park is located at the end of Beach Parkway at 4215 SE 20^th Place, just north of Cape Coral Parkway. The park consists of 8 acres right along the bank of the Caloosahatchee River. The park features a walking trail, picnic tables, two age appropriate playgrounds, exercise station, pet waste pick-up stations, grills, and big grassy areas for free play. A gazebo and 2 shelters may be reserved for special events.

The residents in the condos along Beach Parkway, SE 20^th Place, and the other nearby streets are able to walk or bike over and enjoy the beautiful park. Others visiting from around town will find plenty of parking spots.

Things to do in Cape Coral-Sunset Celebration

The Sunset Celebration is held on the first Wednesday of each month at the Yacht Club beach. It starts at 4:00 or 5:00 depending on the time of year. The last one of the season is next month, June 3, 2015 beginning at 5:00. Sunset will be about 8:15. 

Local arts and crafts vendors will be set up in the covered pavilion and along the sidewalk. Music is provided and you’re welcome to dance in the sand. The Boathouse is a nice place to sit as you can see the sun setting while you’re sipping on a cool drink. People line up along the pier and the beach during the actual sunset. Bring a chair and a snack to enjoy the end of the day with friends and family.

Due to the weather, there isn’t a celebration in July, August, and September.

Cape Coral is divided into 4 quadrants. The dividing lines are Santa Barbara Boulevard (running north/south) and Hancock Bridge Parkway, along with Embers Parkway (running east/west). You can tell which quadrant you are in by the directional prefix of the address. Southwest Cape Coral is primarily residential with the South Spreader Canal running along the western edge of the city from Veteran’s Parkway down to Cape Harbour. 

The homes and lots in southwest Cape Coral have gulf access via the lock at Cape Harbour or no lock at the southern end of Chiquita Boulevard and Santa Barbara Boulevard. Freshwater canals are also in the southwest. The primary zip code in this quadrant is 33914. Most of the homes in this area are currently on city sewer and water. Some homes have their assessments fully paid and others do not.

The typical home in Cape Coral is a one-story ranch made of concrete block with stucco exterior. Two or three car garages are generally found in southwest cape. Some of the newer homes are two-story, especially the waterfront homes, in order to appreciate the wonderful views. 

The majority of the homes in Cape Coral are on 1/4 acre lots. Many lots, dry and wet, are still available in this quadrant. There are multiple builders in the area building spec homes and custom homes.

This is mostly a residential area although Cape Harbour and Tarpon Point to the south provide a nightlife, and there are stores along a few of the main roads, such as, Chiquita Blvd, Skyline Blvd, Santa Barbara Blvd, and Cape Coral Pkwy. Pine Island Road is a commercial area and there are 2 golf courses just south of Pine Island Road…Royal Tee and Palmetto Pine. Neighborhood parks include Camelot Park, Rotary Park, and BMX Park.
