This area of Cape Coral is a boater’s delight. These homes offer only a 5-10 minute ride to the Caloosahatchee River. Most of the canals allow for direct sailboat access with no bridges to maneuver through. The southeastern part of Cape Coral was the first area developed so many of these homes will be older and some of the lots will be worth more than the home.

All of these listings will have canal or river views but the backyard exposure will vary. The biggest draw for this area is the proximity to the gulf and remember--the better the view and the shorter the ride through the canals, the higher the price!

A wine tasting event is organized by the Waterside Wine Club on the third Tuesday of each month. It is located at Cape Harbour Marina above Fathom’s restaurant at 5785 Cape Harbour Drive, Suite 203. The featured wines are hand selected and paired with appetizers. This is an informal gathering to drink wine and have fun. There is a $20 per person fee for the wine tasting but if you buy a ticket online you can get a $5 discount. Wine tasted can be purchased the night of the event or via their website while it lasts.

Waterside Wine Club is also available for private wine tastings, consultations, suggestions, and wine sourcing.

If you live in Cape Coral or are just visiting you should mark your calendar for the third Tuesday each month to enjoy some wine at Waterside Wine Club.

Whether you fish, shell, or just walk on the beach—a tide chart is essential. One of my favorite things to do is walk on Sanibel beach at low tide. I'm able to view all kinds of live shells in their beds and walk on soft sand on a flat surface. Being able to plan my day knowing when low tide will occur is crucial to my beach enjoyment. My husband uses a tide chart to ‘ensure’ good fishing. Some of the beaches on the island have a narrow strand of sand at high tide so it is best to visit them at low tide. Sanibel Beach

The Sunny Day Guide Tide Chart provides low and high tide times for several months out.

The Tides 4 Fishing Tide Table is a comprehensive look at the tides along with solar and lunar information for the current month. It will advise you of the best days/times to fish.

Selling Your Home is NOT Fun

Selling Your Home is NOT FunFor Sale sign

 

There are many different reasons for selling a home but everyone can agree...Selling Your Home is NOT Fun.

  • First you will work with someone (a listing agent) who may be a stranger and put your faith in them that they can do the job.
  • There may be repairs to do that you've put off for years and just now when you're getting ready to move, you're doing the work.
  • Then you have to clean and declutter and almost pretend you don't live there.
  • You may need to have a garage sale or move large items (furniture) to a storage facility.
  • You must secure or remove important papers and valuables so they are not visible.
  • All pets will have to be secured or taken out of the home for showings.
  • The yard should be mowed, trimmed and debris picked up. Gardens need to be weeded and mulched.
  • You have to be prepared for any number of buyers to tromp through your home who may or may not remove their shoes and may need to use the facilities.
  • You have to be prepared to arrive back home after showings to find that the buyer's agent did not lock all doors or turn off all lights.
  • Buyers and agents may drive slowly by your home at all hours of the day and some may even walk through your yard without an appointment.

Hopefully, after all of that, you will get an offer or two or three. Now, get ready for the negotiations, the inspections, possibly more repairs, packing, moving, and finally closing.

Selling a home can be trying, stressful, and just plain difficult at times. Make it easier on yourself (and your agent) and Don’t Make These Seller Mistakes!:

Ignore feedback from agents and buyers. Listing agents ask for feedback to find out if there are negative items that can be changed or to find out negative items in general regarding price or lot, etc. Sometimes repairs or a price reduction are necessary based on the feedback.

Move lock box inside the house so that it is not available to agents. The reason listing agents put a lock box on the porch or door is so that buyer’s agents can access the home for showings. The lock boxes require an ekey and a code for each agent. There is an electronic record each time the box is opened. It is a very secure system.  

Leave items in home that you don’t want to sell with home. When buyers come to look at your home they want what they see. If you want to take drapery or an heirloom chandelier with you take them down before you list your home and replace them with something else.

Decline showing appointments. You won’t sell your home if you don’t make it available for buyers to view. The more buyers that view it the higher chance you have to sell it.

Leave valuables out during a showing. I once saw a large denomination bill and change out on a dresser. I can only assume it was fake because who would leave that kind of money lying around?

Not move out when you’re supposed to. The contract specifies when the buyer takes possession of the home. The seller and all of their belongings should be out and the home broom swept clean by that time.

My daughter and I went to the final evening performance of “And Then There Were None” at the Cape Coral Community Theatre on Saturday. Although I had seen this classic play before it had been many years ago and I couldn’t remember the ending. It was a fun show and it was wonderful to see so many people in attendance supporting the local arts.

The theatre is located at 528 Cultural Park Boulevard and seats 189 patrons. The theatre company has been in operation since 1963 and is still going strong today. With only three full time staff, the theatre requires an army of volunteers. You can find out about auditions and volunteer opportunities on their website, along with sponsorship opportunities and camp information. Various rooms in the building are available for rental. There is an art gallery and gift shop in the rear of the building.

Along with ten Broadway shows, 6 concerts and other special events are scheduled at the theatre.  The 2014-2015 Broadway Season includes:

Tonight is the 4th annual Catch the Vision event. The program features area professionals who will be giving tips and trends related to the real estate forecast for the upcoming year. It is open to the public. Tickets are $10 per person and a portion of the proceeds benefits the Cape Coral Caring Center. Ticket price includes a meal.

The program will be held at the Cape Christian Fellowship located at 2110 Chiquita Blvd, Cape Coral from 5:00-8:30 pm today, November 18, 2014.

The Cape Coral Lee County Library will be having their Fall Book Sale from November 20 through November 22, 2014. The library is located at 921 SW 39th Terrace. There are 2 sales each year and these are the major fundraisers for Friends of the Library. There are expected to be upwards of 10,000 books available for sale in November. Prices start at $0.74 for paperbacks, $1 for softcovers and $2 for hardcovers. DVD’s and CD’s will also be available.

Thursday sale hours, 3:00-5:30, are for members only, but you can become a member for $10 at the door. Friday hours, 9:00-4:30, and Saturday hours, 9:00-3:00, are open to the general public. Come by to help support your local library and pick up some great books at fantastic prices.
