Roofing Materials Used in SW Florida

You will see a variety of roofing materials as you drive through SW Florida or look at houses online. Some may already be familiar to you but you may see a few new ones.

The most common is the Architectural Shingle which comes in a variety of colors and consists of a heavy fiberglass mat base laminated to multiple layers of water resistant asphalt. Ceramic-coated mineral granules are ingrained in the top layer of the shingle.

A less expensive option is the Single Tab Shingle which is one layer and non-overlapping. 

Tile Roofs are made of clay or cement and also come in a variety of colors, although the terra cotta tile is most common and provides a Spanish or Mediterranean feel. Roof tiles are sometimes choosen to match house paint and/or driveway pavers to keep a consistent look. The barrel type seems to be loosing ground as the flat tile has gained in popularity.

If you choose a tile roof make sure to keep it clean as a dirty tile roof is not appealing! 

The Metal Roof is said to be the strongest and longest lasting of all the roof products but there are a variety of metal products and thicknesses, as well as, exposed screws vs standing seam options. Standing-seam roofs are expected to last between 30-50 years with very minimal maintenance.

Throughout the area you will come across older homes with a Gable Roof and newer ones with a Hip Roof or some combination of the two. The Flat Roof is reminiscent of commercial buildings but has been much used with modern, sleek looking homes in this area. 

Roofs tend to be replaced or repaired after a major storm or hurricane. Checking on the age and condition of a roof on a home you're considering to buy is essential.

I helped buyers purchase a beautiful Gulf access pool home recently and they only saw it via Facetime prior to closing!

Yes, it is possible to make a long-distance purchase in these challenging times.

My customers were interested in a 4 bedroom, 3 bathroom home with a pool, a nice water view, and a short boat ride out to the Gulf. After noticing a new listing pop up that matched this criteria, I immediately called the buyers and suggested a Facetime showing. The buyers were prepared to make an offer after that showing.

They went under contract quickly. I was present during the home inspection and offered advice for repairs to the buyers. Repairs were made by the sellers.

The buyers came to town for the final walk-through and closing and were thrilled with their purchase.

LOVERS KEY STATE PARK & BEACH

This is a beautiful, natural beach just south of Fort Myers Beach and north of Bonita Beach. There is an $8 fee per vehicle or $4 for only one person. The park offers plenty of parking, restrooms, equipment rental, and food. It is open from 8:00 am until sunset everyday. 

The beach isn't very wide and doesn't have many shells but you have plenty of walking and sitting opportunities on the 2 mile stretch of sand.

It is similar to Bowman's Beach on Sanibel Island as you have a couple of bridges to cross over the intercoastal waters in order to reach the beach. There is a tram available to transport visitors from the parking lot to the beach. 

If you're interested in collecting shells you would be better off going to Sanibel Island but if you just want to enjoy the surf and sand on a pristine Gulf beach then make your way to Lovers Key.
